Who should apply?

Any person over the age of 18 and any personal guarantor/co-signer, if applicable, must submit a separate rental application.


How much is your processing fee?

Each application requires a $40.00 processing fee. Our application can be used for any Entwood managed property at no additional cost for a period of ninety (90) days. All applications are processed on a first come, first serve basis.


Uniform rental policy (Requirements)

The following guidelines have been established for renting living units from Entwood Property Management so that all applicants will receive the same consideration in determining their eligibility.

Owner/Management will not discriminate against any rental applicant by reason of their color, race, religion, nationality, ancestry, sex, sexual preference, age, marital status, or physical handicap, or any discrimination prohibited by law.

1. Each adult must fill out an application to rent completely. NO BLANKS. Incomplete applications will not be processed. Falsified information on any application shall be cause for rejection. The rental application is being used to determine if:
a. Prospective resident(s) can and will pay the rent
b. Prospective resident(s) will not disturb neighbors
c. Prospective resident(s) will take care of property

2. Each applicant must qualify in the following ways unless otherwise guaranteed*:
a. Positive rental or mortgage history of at least one year.*
b. Monthly gross income sources (i.e. employment, child support, Social Security, etc.) must be three times one month’s rent. Written proof of income is required to verify.
c. Criminal background screening clear of felony convictions within the last 36 months.
d. Qualifying credit history and TransUnion score of 650 or higher.

3. a.*If previous Unlawful Detainer exists the applicant must have re-established at least 36 months of favorable rental history AND provide a qualified guarantor*.
b.*Applicant must have non-established credit or minimum score of 600 to be eligible for guarantor option.*


Pet Screening Policy

PETSCREENING IS A REQUIRED PART OF THE APPLICATION PROCESS FOR ALL APPLICANTS:
A welcoming environment is paramount to all of our residents with or without pets as well as animals. To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. If you need accommodation in another way, please contact your housing provider. Please note that this screening is required for all properties however please check with property management if a specific property accepts pets.

If a pet will reside in the apartment, upon completion of the PetScreening.com profile, a Fido Score will be generated for each pet. The Fido Score determines if your pet is accepted and the applicable fees that apply. Please be prepared to fill out all fields that are applicable in the PetScreening.com profile so an accurate Fido score is generated. If additional details are added later that result in a higher Fido score, a refund will not be issued for the difference.

- Applicants and Residents are responsible for the PetScreening.com Profile Fee.

- There is a monthly/per pet fee that will be added to lease agreements as well as an increased deposit, with total deposits not to exceed one month's rent. This does not include the PetScreening.com fee.

5 Paw: $20 Per Pet Per Month
4 Paw: $25 Per Pet Per Month
3 Paw: $45 Per Pet Per Month
2 Paw: To be considered. If accepted, $75 Per Pet Per Month
1 Paw: To be considered. If accepted, $85 Per Pet Per Month

*Entwood Property Management reserves the right to change monthly pet fees without notice prior to lease signing.


RESERVATION TO RENT OPTION

In order to guarantee that your application has first priority, you would need to put down a Reservation to Rent retainer (RTR) for the home you are applying for. The RTR can be paid with a cashier's check or money order and must be put down in our office at 2515 Ceanothus Ave #100 in Chico along with signing an RTR form. Once we accept your RTR, you will have a hold on 1st priority place for at least 72 hours while your application is processed. If and when the application is approved, the RTR retainer is cashed, applied to your rental ledger, and you will be sent a lease. If for any reason the application is denied, the RTR is fully refunded.

NOTE: Any application without an RTR attached is subject to losing first priority to an application that is received with an RTR. It is highly recommended that all applications submitted are accompanied immediately after with an RTR cashier's check or money order. IMPORTANT TO KNOW

  • The maximum number of occupants in units offered for rent is as follows:

    Studio (2) 1 Bedroom (3) 2 Bedroom (5) 3 Bedroom (7) 4 Bedroom (9)

  • Prior to occupancy, each resident shall be required to sign a standard rental agreement and/or lease.

  • All proposed applicants must be legally qualified and competent to execute a rental contract.

  • All approved applicant(s) must provide proof of renter’s insurance for the leased home prior to lease start date and occupancy.

  • All approved applicant(s) must show government issued identification or notary identity verification prior to being given keys for occupancy
